Course Description
Real estate investing is still considered one of the best ways to build personal wealth. In this information-packed course, students will learn techniques for locating bargain properties and motivated sellers, acquiring property with creative financing, locating sources of cash, fixing up properties, handling tenants, and selling properties.

Course Objectives: Upon completion of this course the student should be able to…

  1. List twelve sources of bargain property.
  2. Detail twelve “creative” financing techniques for acquiring property with little or no down payment.
  3. Define basic real estate terminology including: foreclosure, mortgage, deed of trust, assumption, tax sale, assignment of contract, and owner financing as they apply to real estate investing.
  4. Describe several indications of a motivated seller.
  5. Describe the importance of owner financing, partnerships, lease option techniques, and assumptions to the success of the investor.
  6. Analyze the financial characteristics of a piece of property to determine its profit potential.

  1. Assigned readings
  2. Class discussion with the instructor and classmates
  3. Assembling a real estate investor’s professional team
  4. Printing an investor’s business card
  5. Classified advertisement searches for property leads
  6. Attending one (1) foreclosure auction
  7. Running a real estate wanted classified advertisement
  8. One (1) visit to a property owner to view the property and interview the seller (includes completion of the property survey form)

Because this is a college-level course, make sure to document and reference where you obtain your information. Beyond documentation, you can submit your assignments in any attractive and readable format. Written assignments can be submitted either by email (you can send it as an MS- Word97, ASCII text, or RTF attachment), or by FAX.
